The reservation is made by selecting the dates and filling in personal details.
After the guest confirms the reservation, an email confirmation of the request processing will be
sent.
The reservation becomes binding only after the required amount is paid.
3.2 Prices and Payment
Prices vary according to the reservation system.
The total price depends on the number of guests.
Children under 3 years stay for free.
The price includes the stay and all related fees (cleaning, utilities, etc.).
Payment is made by bank transfer to the account provided in the confirmation email, or in cash.
The amount must be credited to the recipient's account no later than 5 working days from the day the
payment details are sent. Otherwise, the reservation may be canceled.
4. Stay Conditions
4.1 Arrival and Departure
Check-in: from 3:00 PM.
Check-out: until 10:00 AM.
Minimum stay: 3 nights.
4.2 House Rules
Pets: not allowed.
Smoking: allowed only in outdoor areas.
The guest is obliged to follow the accommodation rules.
The accommodation is intended for recreational purposes only.
In case of a serious or repeated violation of the rules, the host reserves the right to terminate
the
guest's stay without compensation and without a refund.
A serious violation of the house rules includes, in particular: violating quiet hours after
10:00 PM, smoking indoors, damaging property due to negligence or intent, exceeding the reported
number
of guests, or using the accommodation for non-recreational purposes.
5. Cancellation Policy
5.1 Cancellation by the Guest
30 or more days before arrival: free cancellation.
Less than 30 days before arrival: cancellation fee of 50% of the reservation price.
Less than 14 days before arrival: cancellation fee of 100% of the reservation price.
Cancellation fees represent a contractual penalty that serves as compensation for canceling the
reservation.
5.2 Refunds
Money will be refunded within 14 days using the same payment method used for the initial
transaction,
unless otherwise agreed by the parties.
Cancellations must be made in writing to the host's contact email.
5.3 Cancellation by the Host
The host reserves the right to cancel the reservation in the event of unforeseeable circumstances
(force
majeure), such as natural disasters, extensive damage to the property that prevents its safe use, or
technical failures that cannot be resolved in time (e.g., water leaks, power outages). In such a
case,
the guest will receive a 100% refund for the reservation.
6. Reservation Changes
Changes to the reservation are possible no later than 14 days before the planned arrival.
Changes are only possible if the requested new dates are not already booked.
The possibility of changes is decided by the host based on availability.
7. No-show Policy
If the guest does not arrive on the check-in day and does not inform the host in advance, the paid
amount is forfeited.
The accommodation can be immediately offered to other interested parties.
Contacting the host no later than 8:00 PM on the day of the planned arrival is considered a timely
notification.
8. Rights and Obligations
8.1 Guest's Obligations
The guest is responsible for damages caused to the accommodation during the stay.
The guest is obliged to report defects and damages upon arrival.
The guest is obliged to maintain cleanliness and order.
8.2 Guest's Rights
The guest has the right to accommodation that matches the description and standard.
In case of serious defects, the guest has the right to a discount or withdrawal from the contract.
The guest has the right to complain about defects during the stay.
8.3 Complaints
Defects must be reported immediately upon discovery.
The host commits to resolving defects without undue delay.
Complaints are preferably resolved on-site or in writing.
9. Personal Data Protection
Personal data is processed in accordance with applicable legislation (GDPR).
Data is used only for the purposes of the reservation and ensuring the stay.
10. Final Provisions
These Terms and Conditions are an integral part of every reservation.
These Terms and Conditions become effective on September 15, 2025.
By making a reservation, the guest confirms that they have read and agree to these Terms and
Conditions.
